Un jour, une dame m’appelle pour faire appel à mes services.  Elle me dit qu’elle a trouvé mes coordonnées sur internet.  Elle a le désir de vendre son quadruplex.  Elle a entendu parler du Home Staging®.  Elle est consciente qu’elle a besoin d’aide au niveau du choix des couleurs (parce qu’elle a décidé de repeinturer l’étage principal où elle habite), pour l’aménagement du mobilier, mais surtout le choix des accessoires. 

Elle semble motivée à vendre rapidement.  Elle me fait venir chez elle pour la consultation.  Lors de ma visite, je constate que l’apprêt est déjà sur quelques murs, mais que l’ancien mobilier y est encore.  Il y a aussi beaucoup d’encombrement et le logement manque de chaleur.  Je fais mon évaluation et je lui envoie un devis de ce qu’il y a à faire.

Étant donné que Mme tenait à s’impliquer dans le processus, une fois les travaux de peinture et de désencombrement terminés, nous sommes allées magasiner les accessoires ensemble. 

À l’intérieur d’une semaine, en tout et partout, la maison était sur le marché. Elle ne voulait pas vendre avec l’intermédiaire d’un courtier immobilier.  Elle était très satisfaite du résultat.  L’étage principal de son quadruplex était épuré, chaleureux, coquet, attirant pour un acheteur potentiel.

3 visites et 4 jours plus tard, Mme recevait une offre d’achat au prix qu’elle voulait! Ainsi, 2 semaines suite à la mise en marché de sa propriété, elle avait l’approbation hypothécaire des acheteurs et sa vente devenait officielle.

One day, a lady calls me after finding my number on the internet.  She wants to sell her 4-plex and Stage® the main floor (where she lives).  She admits that she needs help in the accessories and color choices, but also in the disposition of her furniture.

She is very determined to sell quickly and makes me come for a consultation.  I can see that the primer is on several walls and that her old furniture is still in the rooms.  It is also cluttered and the apartment is not warm.  I do my evaluation and send her a report of everything that needs to be done.

Once painting and uncluttering was done, I went shopping with my client in order to choose the accessories.

Within a week, her property was on the market.  She did not want to sell with a real estate broker.  She was very pleased by the results.  Her apartment was nice, uncluttered, charming and warm, but mostly, attractive for a potential buyer.

3 visits and 4 days later, she received an offer at the price she asked for!  2 weeks after her 4-plex was on the market, it was official, her house was sold!

Je partage avec vous la raison première pour laquelle je jubile lorsque je fais du Home Staging® : la magie du avant/après.

J’ai le privilège de travailler avec les gens, mais surtout de les rencontrer dans leur environnement le plus intime, leur maison.  Ils m’ouvrent les portes de chez eux, mais aussi de leurs armoires, car nous sommes toujours à la recherche d’accessoires déjà existants pour minimiser l’investissement.  Souvent, durant la visite, le propriétaire-vendeur dégage une grande fierté de ce qu’il a pu réaliser à travers les années dans sa propriété.

Ainsi, j’accompagne le vendeur dans sa transition entre le fait que cette maison, qui était la sienne devient un produit sur le marché, l’objectif ultime étant de plaire au maximum d’acheteurs potentiels et de provoquer une vente rapide.  Le propriétaire apprécie grandement l’aide apportée pour accélérer l’atteinte de ses objectifs de vente.

Alors, suite au Staging®,  voici ce qui arrive : le propriétaire redécouvre la propriété, car son potentiel a été maximisé et il est empli de fortes émotions.  Il comprend encore plus à cet instant qu’il a fait un bon choix de faire Stager® sa propriété et est emballé par le résultat.

Je dois vous avouer que ce moment est aussi pour moi très heureux. La réaction de mon client n’a pas de prix.  C’est elle qui me motive, jour après jour, et qui fait que je ne considère pas mon travail comme un travail, mais bien comme une passion.

I am part of the seller’s transition from having a home to sell to putting a product on the real estate market.  Of course, the ultimate goal is to sell quickly and for top dollar.  The owner really appreciates the help given to reach his selling objectives fast.

Right after the Staging®, here is what happens: the owner rediscovers the property, because its potential has been maximized and he is very emotional.  He understands that he had made a great choice and he is thrilled by the results.

I have to admit that this moment is also very special and happy for me.  My client’s reaction has no price.  It is a daily motivation and the reason why I am so

Pourquoi croyez-vous qu’il faille accorder une importance particulière à la cuisine?  Parce que c’est une pièce de prédilection!  Pensez-y : c’est là où l’on aime passer beaucoup de temps pour siroter un verre avant le souper, pour cuisiner seul, en famille ou entre amis, pour s’asseoir à table ou autour d’un îlot pour discuter de tout et de rien, pour se confier à une oreille attentive, pour lire le journal ou un bon livre…

Bref, s’il y a une pièce où vous devriez mettre beaucoup d’énergie, c’est bien la cuisine.  Les acheteurs potentiels y accorderont beaucoup d’importance.  Son état jouera sur leur décision de faire une offre ou non sur la propriété en vente.

Il faut donc prendre bien soin de désencombrer les comptoirs : retirez votre grille-pain, votre cafetière, votre malaxeur,  bref tous vos robots culinaires.  Retirez aussi tous les dessins et les mémos sur la porte du réfrigérateur.  Faites briller tous vos électroménagers.  Agrémentez l’ambiance avec quelques beaux accessoires et mettez le couvert.  Assurez-vous que les planchers sont propres, que la lumière entre bien dans la pièce et que les couleurs sont neutres et claires. 

 Dans l’exemple suivant, nous constatons que la cuisine manque de couleur.  Les comptoirs sont bien désencombrés, mais il manque de chaleur dans la pièce.

Après la transformation, nous remarquons que la cuisine a plus de vie.  Des teintes de brun foncé et de vert ravivent la pièce.  Deux tabourets ont été ajoutés pour créer un comptoir déjeuner et le couvert a été mis.  Des accessoires ornent le comptoir plutôt que la cafetière.

Rappelez-vous que l’acheteur potentiel veut se « voir » dans la pièce, qu’il la veut à son goût.  Alors, assurez-vous donc pour qu’il dise « wow! »

Stage® your kitchen

Why do you think that you must pay  a particular attention to the kitchen?  Because the kitchen is the place to be!  Think about it:  it is a room where we like to spend a lot of time to sip a drink before dinner, to cook alone, with the family or with some friends, to sit at the table or by the counter to talk about this and that, to confess to a close friend, to read the newspapers…

So if there’s a room where you should put a lot of energy, it is the kitchen.  How your kitchen look will have a direct effect on the potential buyers  will  to make an offer on the property.

Clear off your counters: toaster, coffee maker, and blender: out.  Don’t forget to take all the drawings or the memos from the refrigerator’s door.  Stove, dishwasher and refrigerator have to be crystal clean.  Make the ambiance more pleasant with nice accessories and set the table.  Make sure to clean the floor, that the light comes in the room and that the colors are neutral.

In this example, we see that the kitchen is missing colors and life.  The counters are de-cluttered, but the room is missing something, it is not warm.

After the Staging®, we can see that the kitchen has more punch.  The brown and green give extra life to the room.  Two stools were added and a part of the counter was set for breakfast.  Nice accessories replace the coffee maker.

Remember: the potential buyer wants to “see” himself in the room.

So, put all your efforts together in order for the potential buyer to say “wow!”

Le weekend dernier, j’ai eu la chance d’effectuer un projet de Staging® dans un bureau de professionnels.  Celui-ci avait besoin d’être rafraîchi.  Le propriétaire trouvait que son bureau était sans vie.  En 3 jours, mission accomplie!  Consultation de l’espace de travail, achat d’accessoires et mise en place.  Le contraste avant-après était drastique.  Tout le monde était content!

Le but de mon article est de vous démontrer comment parfois avec un peu d’imagination et d’originalité on peut arriver à créer des éléments qui favorisent le coup de cœur au premier coup d’œil.

La première photo représente un cendrier à l’entrée du bureau.  Vous vous rappelez que plusieurs bureaux les avaient et ce, avant la loi qui interdit de fumer dans tous les établissements publics.  Retirer ce cendrier aurait probablement créé un trou dans le mur et des réparations…  Nous avons réfléchi, la cliente et moi et nous avons trouvé : nous avons décidé de changer sa fonction.  Ce cendrier est devenu un pot pour une plante. 

La deuxième photo représente un classeur collé au mur anciennement pour du courrier. Actuellement, les professionnels du bureau ne l’utilisent plus.  Le problème, c’est que cet élément fait partie de ce qu’on voit lors du premier coup d’œil à l’entrée du bureau.  Nous avons décidé de mettre la même idée en application et de mettre des plantes artificielles dans le classeur.  Ça donne un beau résultat. 

Sur la troisième photo, nous pouvons constater que le vert fait ressortir la couleur des chaises de la salle d’attente et le brun reprend la couleur de la lampe de table.

Ces deux changements ont aidé à donner un look plus moderne et chaleureux au bureau.

Tout ceci est la preuve qu’il n’est pas toujours nécessaire de se lancer dans des travaux exceptionnels ou des dépenses extravagantes pour arriver à créer de grands changements.

Il ne suffit que d’un peu d’imagination, d’audace et de créativité!

Last weekend, I worked on a Staging® project in a professional office.  The owner thought that his office was missing something.  It needed to be refreshed.  In 3 days, everything was done:  consultation, accessories buying and Staging®.  The before/after contrast was chocking.  Everyone was happy!

The goal of my article is to demonstrate how sometimes we can realize big changes with a little creativity and imagination.

The first picture represents an ashtray.  You remember that we used to see those ashtrays in almost every office, before the law that forbids smoking in all public areas came in.  Taking this ashtray off the wall would have damaged the wall.  The client and I thought about it and came up with a good idea.  We decided to change its function.  It became a pot for a plant.

The second picture represents a folder tray that is stuck on the wall.  The problem was that nobody uses it anymore and it was a part of the first look that people get when they  come in the office.  We applied the same idea.  It became a pot for another plant.

On the third picture, we can see that the green leaves fit with the chairs of the waiting room and the brown leaves with the lamp.

Those two changes give a warm feeling to the office and help it look more modern.

It is not true that we absolutely have to invest big amounts of money to realize big things.

With a little creativity and imagination and a minimum investment, we can sometimes create a maximum of changes!

J’ai lu quelque part, et cela est bien vrai, que nous n’aurons jamais une deuxième chance de faire une bonne première impression…

Cela m’amène à vous parler de l’importance de la première impression.  Car c’est elle qui dictera l’issue de la relation avec le client.  Un sourire, une bonne poignée de main et de l’écoute ACTIVE.  Un client qui se sent réellement écouté se sent éventuellement compris et a plus tendance à faire confiance à la personne à qui il s’adresse.

En parlant, le client exprime ses besoins et la raison pour laquelle il veut faire affaire avec vous.  De votre côté, le fait d’écouter le client vous permet de vous ajuster, de lui offrir un service beaucoup plus personnalisé, répondant parfaitement à ses besoins.

Plusieurs experts du milieu des affaires le répètent : il est révolu le temps où le vendeur parle sans arrêt sans laisser au client le temps de parler tellement il est occupé à vanter les qualités de son entreprise.

Voilà pourquoi, en plus d’une expertise, la personne qui offre ses services doit pratiquer l’écoute active, s’intéresser sincèrement au client, répondre à ses questions, mais surtout à ses besoins.

Par la suite, de façon naturelle, le client aura tendance à poursuivre son entretien avec vous, revenir vous voir, parler de vous à sa famille, à ses amis, à ses collègues de travail, bref à tous ceux qu’il connaît.  Il sera un élément important de la croissance de votre entreprise et du maintien de sa bonne réputation.

As I was driving, I passed by this business that can be very useful for Home Staging®.  I parked the car and got inside.

I was welcomed by a non-smiling secretary who seemed very busy with tons of phone calls.  She asked me if I had an appointment.  I answered that I didn’t.  It seemed to be the first problem.

I waited for about five minutes and met a charming employee.  He seemed to be in a great mood and loved what he was doing!  He spent at least 20 minutes with me talking about the products they had and how helpful they can be for my business.

At the end, he wanted me to meet with the sales representative.  She was not as charming as him.  She quickly shook my hand and asked the employee to give me a brochure.  Then, her eyes went straight back to her computer.  Busy day I guess.

The employee escorted me back to the exit and the secretary did not look up at me as I was leaving.  I said goodbye, so she mumbled the same thing back.  Still not smiling.  It must have been a very hard day.

Moral of the story?  I was not really impressed by my experience with them.  As a client, I did feel neither important nor welcomed.  My first and last impressions were cold, so it cancelled the effect of my time with the charming employee…  Will I call them for business?  What do you think?

The essence of marketing is the relationship with the client.  The more, as professionals, we work on making the client feel important, the more he feels comfortable and understood.  The client cares about how you manage to fulfill his needs and how you treat him.  Period.  That will make him talk positively about you, refer you to his friends, family and colleagues. It will definitely help your business to grow and to keep a good reputation.

Is it expensive to smile and to listen and to be nice?  No!  It’s free!

We have to see Home Staging® as an investment, not as an expense.  When we say investment, we think return on staging® investment, meaning that we will be rewarded because of that investment.  When we say expense, we think about something we lost and that we cannot get back.  That is why Staging is definitely an investment.  

We get 2 rewards:  the property sells fast and the property sells at the best price.

It is proved that a Staged® property sells about 4 to 5 times faster than a non-Staged®  property. 

Selling fast takes away your financial concerns (mortgage, electricity, upkeep of house) and the stress related to the visits.  You can finally pack your things and move on.  You can concentrate on your future.

So, when you think that Staging®, think about how well you will feel when you reach all your selling objectives.  And yes, it will cost less than you think.
